AIR CONDITIONING/ HEATING (HVAC) NEW!
Changing your furnace filters should be completed every 90 days (depending on the filters some have 180 or 360 days life). That would ensure cleaner air in the house, fewer issues with the system and lower electric bills! Also make sure no furniture obstructs the air intakes or it could affect the HVAC system and be potentially a fire hazard. Cost of filters can be deducted from your monthly rent!
FRONT YARD MAINTENANCE NEW!
Please make sure your front yard lawn is weed free and mowed periodically. The property is part of an association so basic maintenance is required to avoid citations. You can hire a gardener for very low rates if you like because work needed is really minimal given the size of the front yard. Or you can just do it yourself like the previous tenants.
PARKING NEW!
Make sure neither you nor your visitors park on the street or your car will be towed away by the association. Use the garage, the driveway, or the guest parking lot by the mailboxes.
KITCHEN COUNTERTOPS
The countertop granite is POROUS and stainable by items with moisture (rinsed glasses, plates, water splashing, cold bottles, cold sodas, etc.). Basically if the granite gets wet you need to wipe it off it as soon as possible because even simple water will leave a dark stain and will be very hard to be removed. So please again, do not leave on the granite any wet dishes or glasses for hours or worse overnight . Once granite is stained, it is a mess, basically it cannot be fixed!
BATHROOMS BATHTUBS
Please do not use cleansers like Comet, Ajax, or harsh abrasives. It dulls the surface of porcelain and will dull the newly refinished surface.
Please use a non acidic tub and tile cleaning product for example: borax tub and tile cleaner, Dow foaming bubbles, pine sol tub and tile cleaner.or any liquid cleaner without acid.for a stubborn stain, use a mild abrasive like soft scrub or bon Ami powder.
Do not use suction cup type bath mats.do not leave soap, bottles, wet clothes, non-slip decals, or any metal or foreign materials on refinished surface, acetone, nail polish remover, bubble baths with colored dyes, or strong chemicals should not be used over the refinished surface.
Chemical drain cleaners and clog removers contain a strong acid and will ruin the surface if used.
